The brief to J E Keating + Associates was to design a clean-cut contemporary cottage perpendicular to a small beach that would respect the local architecture |
| The site is extremely exposed in its location, which contributed to its design and orientation. Large expanses of glass were deliberately taken out as this is an all year round house. The sense of protection and comfort was important whilst picture framing certain views of the coastline. |
| The form of the house reflects the local vernacular of stone and render farm buildings in the area. Materials are natural slate and render with a parklex bay that breaks the simple lines. The house is entered through a protected courtyard to the rear. The overall area of the house is approx. 2,400 sq ft with four bedrooms, kitchen dining area and playroom. The site is exposed to the coastline with Ballyorban Beach within 20m of the house.
